Launched by Telangana Chief Minister Kalvakuntla Chandrasekhar Rao in 2020, Dharani Integrated Land Records is the official portal aimed at handling the registration of agricultural and non-agricultural properties in the state of Telangana. With the main goal of improving efficiency and transparency in land-related services, Dharani ensures accountability for tasks like land registrations, mutations, ownership changes, and property transfers and offers secure and easy-to-use services to the public, reducing complications and delays.
The Dharani portal Telangana holds information on about 1,45,58,000 acres of agricultural land owned by the public. Its key feature is that buyers can complete the entire property registration process in just 20 minutes and receive an e-passbook, which is a certificate of ownership. Through a single-window system, Dharani portal has made accessing various crucial services related to land registration and handling easier than ever.
Services Provided by Dharani Telangana Land Records
- Slot Booking and Rescheduling: Citizens can easily book or reschedule appointments for land registration.
- Prohibited Lands Information: Find out about lands that are prohibited for purchase, helping you avoid fraudulent transactions involving banned lands.
- Market Value for Stamp Duty: Check the market value of lands across different Telangana regions to know the applicable stamp duty.

How to Register to Dharani Telangana Land Records?

Step 1: Visit the official website: https://dharani.telangana.gov.in
Step 2: On the homepage, select ‘Slot booking for citizens’ in the drop down list on the left hand side of the page.
Step 3: If you are a returning user, enter your mobile number and password. However, if you are a new user, click on ‘Sign up’ on the right hand corner of the page.
Step 4: Fill in your personal details such as name and mobile number. Enter the correct CAPTCHA code and click on ‘Validate and Register’. You are now signed up successfully and can avail services like booking slots for registration, checking land documents and other essential information.
How to Check Registration Details Online on Dharani Portal?
Follow the given steps to check the status of your registration on Dharani portal:
Step 1: Go to the official website https://dharani.telangana.gov.in and scroll down to locate ‘Land Details Search’.
Step 2: You can search by either Survey No./ Sub-Division No. or Pattadar Passbook Number. Choose the district, mandal and village or the Pattadar Passbook Number.
Step 3: Enter the correct CAPTCHA code and click ‘fetch’ to check the land record.
How to file DGPA and GPA Application?
If a General Power of Attorney (GPA), Durable General Power of Attorney (DGPA), or Agreement of Sale Cum General Power of Attorney (AGPA) was linked to agricultural land before the Dharani portal was launched, you need to resubmit an application to ensure they remain valid on the Dharani website.
The application must include the following details:
- Property Owner Information:
- Applicant’s name.
- Applicant’s father or husband’s name.
- Age, gender, profession.
- Aadhaar number.
- GPA Holder Information:
- Holder’s name.
- Father or husband’s name.
- Age, gender, Aadhaar number.
- Validity period of the GPA and type of deed.
- Registration Details:
- Year of documentation.

- SRO office (Sub-Registrar Office).
- Property Details:
- District, Mandal, and village name.

A copy of the passbook must be uploaded to the Dharani website.

The Agreement of Sale Cum General Power of Attorney (AGPA) is a legal arrangement used in property deals. It merges a sale agreement with a power of attorney, enabling one party to act on behalf of another in the sale or transaction of the property.
What is Adangal/Pahani?
Pahani, also known as Adangal, is a crucial revenue record that provides information about land, including details of the owners, water rates, area assessment, land possession status, soil type, and crops grown. Authorized and certified copies of the Pahani can be obtained through the Dharani website.
How to Check Adangal/Pahani on Dharani Telangana Portal?
- Step 1: Go to the Dharani website and click ‘Land Details Search’ on the homepage.
- Step 2: Click ‘Click here to continue’. Choose your search criteria, such as Survey Number, Sub-Division Number, or Pattadar Passbook Number.
- Step 3: Enter the required details, including district, division, Mandal, and village.
- Step 4: Enter the captcha and click on the Fetch button.
How to Use a Khata or Survey Number to Check Pahani Documents and ROR-1B Online?
To check ROR-1B and Pahani documents online using the Khata or survey number, follow these steps:
- Step 1: Go to the Dharani official website: https://dharani.telangana.gov.in and locate Land Status option.
- Step 2: Enter the necessary details like the district, division, mandal, and village. Correctly put the CAPTCHA code.
- Step 3: Choose between Khata number and survey/sub-division number. Click on ‘Get Details’. Pahani information will be shown.
Note: The Record of Rights (RoR) register is maintained at the Tahsildar’s office for each village separately. It has 14 columns and includes details such as the name of the khatadar (or the khatadar’s father’s name), khata number, survey number, land classification, extent of land held by the khatadar, and land revenue.
How to Find EC on Dharani Portal?
To search for an Encumbrance Certificate (EC) on the Dharani portal, follow these steps:
Step 1: Go to the Dharani Portal https://dharani.telangana.gov.in
Step 2: Choose ‘Search EC Details’ from the menu.
Step 3: Click on ‘click here to continue’.
Step 4: Enter the document number, registration year, and SRO registration.

How to Access Cadastral Maps on Dharani Portal?
Step 1: Visit the Dharani Telangana land records page.
Step 2: Click on the Cadastral Maps option.
Step 3: Click on the ‘click here to continue’ button.
Step 4: Enter property details such as district, division, mandal, and village.
Step 5: The cadastral map for your selected location will appear on the right side of the screen.

How to Know Land’s Market Value on Dharani Portal?
Step 1: Go to the Dharani website and Click on ‘View Market Value of Lands for Stamp Duty’.
Step 2: Choose the Mandal, District, Village, or City, Survey/Sub-division Number, and enter the correct CAPTCHA code. Click Fetch.
The market value will be displayed on the screen.
How to Apply for Mutation on Dharani Portal?
Step 1: Visit the Dharani official website and on the left side, click on ‘Apply for Mutation’.
Step 2: The portal will inform you that this service is only available for land purchased with registered documents. Click on ‘click here to continue’.
Step 3: You will be directed to the Citizen Slot Booking page. Log in using your mobile number, password, and Captcha, or create an account if you’re new.
Click Continue, and you’ll be taken to a page to upload documents, submit property and personal details, etc. Once submitted, you’ll receive an application ID, and your mutation request will be processed for further confirmation.
Documents Required for Mutation on Dharani Portal
Other documents include registration document, Seller Pattadar passbook number (optional) , Encumbrance Certificate (EC), and payment receipts.
Personal details including applicant’s details, father’s/husband’s name, gender, age, occupation, Aadhaar Number, address proof etc.
Property details including village, mandal, district, khata number, survey number. Registration details such as document number, SRO office, year, etc.
How to Request for Partition Application on Dharani Portal?
Step 1: Visit the Dharani Telangana online portal and on the left side, click ‘Apply for Partition’.
Step 2: Read carefully the page highlighting the documents and details required for applying for partition. Click on ‘click here to continue’.
Step 3: You’ll be redirected to the online slot booking page. Log in using your registered phone number and One Time Password (OTP).
After logging in, provide details about the Pattadar, Successor, property information, and any agreements between the Pattadar and legal heirs. Once all information is entered, the digital partition application will be submitted.
How to Apply for Agricultural Land Succession on Dharani Portal?
- Step 1: Go to the Dharani Telangana page and select ‘Application for Succession including Assigned Land’ from the left menu.
- Step 2: You’ll be redirected to a login page. Enter your registered phone number and OTP.
- Step 3: After logging in, provide details such as Successor information, property details, and receipts.
- Step 4: Upload the certificate of death and the Joint Agreement of Legal Heirs. Once all documents are uploaded, click Submit.
How to Use Dharani App?
- Mobile app for knowing about land reforms and getting other land related details in Telangana is Telangana ROR-1B and Pahani Records (CCLA). It is only available on android mobile phones.
- This app provides a number of services (similar to the online Dharani portal) such as searching prohibited land, cadastral maps, passbook Dharani data and other land reform related information.
